We are happy to work with first time buy to let investor as well as existing landlord looking to expand or improve their portfolio. There are two ways in which we work:

  • Single Property Purchase – you instruct us what type of property, and in what area, you are interested in and our aim is to deliver deals as they come in. Normally any deal presented to you will be 20%-25% below genuine market value confirmed by RICS surveyors.

We do not charge any upfront fees for this service.

  • Portfolio Building – we offer tried and tested method which produces reliable and long-term results. The entire process is managed by us from start to finish and we deal with all the complex processes and legal matters on your behalf. Here is a snapshot of main benefits of this service:

  • full sourcing, negotiating, refurbishment, letting and property management
  • ability to refinance all or the majority of invested capital after 6 months

We work with land owners whose investment is the land and ours is the entire process of development starting from planning, building work and selling the property. We keep costs to minimum as we have access to best finance deals around and have our own construction company which carries out work in a timely manner and to much higher standard than mainstream house builders and developers. Therefore we can achieve excellent levels of return.

  • cash investment, if you are interested in returns of up to 10% per annum or profit share basis

Normally we use loan funds to purchase a property for cash, carry out development and then refinance on completion with traditional lender or sell the property. Then the loan capital is either paid back or rolled over into next project.
